Preliminary Certified Survey Map and Certified Survey Map
A Certified Survey Map (CSM) is a map of a
proposed land division prepared by a registered land surveyor. CSMs are required
for land divisions that create one to four parcels where one of more of the
parcels is less than thirty-five acres. Land divisions creating five or more
lots generally require a subdivision plat.
The following situations do not require a CSM:
- Transfers of interests in land by will or
pursuant to a court order.
- Leases for a term not to exceed ten years,
mortgages or easements.
- Sale or exchanges of land between adjoining
property, if additional lots are not created.
When a CSM is approved, it is the property owners
responsibility as the applicant to have it filed and recorded with the Dane
County Register of Deeds. It is important to note that the approval of a CSM
does not constitute approval to build or alter structures. Any building
construction or alteration will also require a zoning permit and any other
permits required by the state, county, or local government.
Additional Pleasant Springs Instructions:
- The "Driveway
Placement Form" must be completed, approved and signed by a Public
Works staff member and submitted to the Clerk prior to submitting the
application for approval of a Preliminary Certified Survey Map. Set up an appointment with the
Public Works staff by calling 205-9169. The staff is available Monday
through Friday from 7:00 a.m. to 3:30 p.m.
- The Preliminary Certified Survey Map will be placed on the
Plan Commission agenda for review and action when the Town receives a copy
of the map from Dane County
Zoning. The Town Board
will also review the map and forward requested changes to Dane County
Zoning.
- The final Certified Survey Map will be placed on the
Plan
Commission
agenda for review and action when the town receives a copy of the map from
Dane County Zoning. Final approval of a rezone will be contingent on Town
Board approval of the Certified Survey Map. The Certified Survey Map
must include any required restriction and/or conditions, show driveway
placement and include a Certificate of Town Board Approval.
